What is an EPC?

Energy Performance Certificates measure how efficient a property is

on a scale of A-G.

The basis of the survey is to calculate how efficiently a property is being heated and how quickly that property is losing the heat. So the surveyor will be measuring the size / volume of the building, the fabric of the building from lofts, wall, floors , windows etc, coupled with the type, efficiency and controls of the heating and hot water systems.

The report is not just the bar chart seen on agents details, but a 4 to 5 page report breaking down the efficiency of that particular property and recommending various options that will create savings on fuel bills, plus what saving could be made using various renewable energy sources.

The reports are not designed to scare people into action but to show potential purchasers, tenants and owners / landlords how relatively small changes can save considerable sums of money over the years and thereby reduce the properties carbon dioxide omissions.

How long does a survey take?

Depending on the size of your property, a two to three bedroom house could take 45 min to an hour, a 4+ bedroom around an hour.

What Happens during an EPC?

In order to carry out the assessment properly our assessors will need access to all rooms, this includes your loft space. We’ll ensure we inspect heating systems, take measurements of your home and take photos of key areas included in the survey. This should be a non-invasive process and a visual inspection will be all that is needed.

Why do I need an EPC?

As a seller, landlord or letting agent, you are legally required to show prospective buyers or tenants the Energy Performance Certificate for the property in question. If you fail to provide an EPC when requested, you can end up paying a £200 fine, and your property can be potentially taken out of the market.

How long is an EPC valid for?

Your EPC will be valid for 10 years.
